M Bar C Construction – Mezzanine and Modular Office
M Bar C, a California construction company, recently leased a warehouse in Pepperell, MA, to establish its East Coast office. They approached Wildeck to design a mezzanine for material storage, initially expressing interest in incorporating a modular office beneath it. Although the original proposal for a modular office was rejected due to design concerns.
The Problem
The original proposal was rejected mainly due to the HVAC unit requiring a condenser that could not be installed on the roof. A custom solution would be required to add this condenser to the office unit.
With the client being West Coast-based, and its East Coast employees all being field technicians, there would be no one on site to safeguard and supervise the inventory being stored in the new office, as well as not being available at all times for the required city inspections.
The Solution
BODE’s special projects team provided a tailored solution—an integrated system consisting of a mezzanine for storage with a conventional office built with metal stud framing, drywall, HVAC, electrical, and sprinkler systems below.

BODE’s special projects manager, Paul MacIntosh, alongside the BODE fabrication team, developed an exterior structure to securely house the condenser and protect it from weather conditions. With this awning structure, the condenser could endure harsh elements, greatly minimizing the risk of damage due to rain, snow, or sleet.

In order to assist the East Coast employees with being present for inspections and safeguarding the facility and inventory, BODE placed a dedicated team member to be assigned on-site throughout the process to both oversee the project and comply with the customer’s needs
