About the Client
This aerospace and defense client is a custom cable and wire manufacturer for other defense clients.
They manufacture a large variety of custom cable and wire solutions with an emphasis on quality and efficiency.
History with BODE
They started working with BODE in 2021 with a small construction project that included a new wall penetration to support a new rubber roll-up door for forklift traffic and their personnel door.
Since that time, they have been a large client for BODE with our custom fabrication and machine shop division. As the relationship has expanded they needed to re-roof their existing building and provide an overall update to the space.
The Challenge
For years, the existing PEMB building had been used to store non-essential items. As their business grew, the need for a functional warehouse became a necessity. This exterior area had overgrown vegetation around the rear of the building, allowing critters to enter the space. As a result, several of these critters made a home within the space and it needed to be removed.
The insulation within the building was beyond repair. The roof system had open holes and penetrations that allowed water to enter the space and caused some of the roof system to break down.
The Solution
BODE presented the installation of the Butler roof-over-roof system with the MR24 best-in-class standing seam roof with new insulation.
We presented the idea of removing all the insulation from inside the building on the walls and ceiling. BODE would then install new insulation sandwiched between the existing metal roof and the new Butler MR24 roof.
We would then install new insulation inside the building along the walls with a white vapor barrier giving the inside a new look. Prior to the work, all the vegetation and critters would be removed from the building.
Our team began by removing all existing insulation and re-insulating the walls. We left the existing metal roof in place and added insulation. Once completed, we finally added the Butler MR24 on top of the existing roof system.

Initial Walk-Through of Building
As we walked through the building, it was apparent that there were several holes in the roof system, which allowed water and critters to get inside the building.
Worn-down insulation could be easily recognized, there was also a lot of overgrowth surrounding the building. There was also a need for a vapor barrier for the wall systems.

Initial Drawings
Our engineer confirmed that the existing steel structure was sufficient to add the additional roof to the building without concern.
As we do on all building projects, BODE created the drawings for the reroofing project to assist in helping the client understand the full scope. These drawings include details of the new roof, as well as architectural elevations.

Construction Phase:
Interior Clean-Up & Painting
First, we cleaned out the critters, made sure there was no water damage to the floors, and then cleaned the floors. After clean-up was finished we added the vapor barrier to the walls and inner roof to provide a sealant as well as a finished look.
The roof-over-roof system allowed the interior to be populated with pallet racking. We also painted the interior underside of the existing roof panels while the MR-24 roof was still being installed.
We also removed the exterior building overgrowth creating a cleaner look around the facility.

New Re-Roof Implementation
While performing the interior clean-up and removing the overgrowth, we worked on the new roof system. We first added insulation on top of the existing roof, then began to add the MR-24 Butler roof system.

Finishing Touches
We completed the new MR-24 roof system. The client selected a white-painted roof system with gutters and downspouts.
We also noticed the existing sectional door needed a new door operator, therefore we ordered and installed one allowing the forklift operator to open/close the door with a remote control.
